Our Purpose
As described in the Covenants, Conditions and Restrictions (CCR) document, the purpose
of the ACC is to ensure that Waterbrook remains an attractive and safe place to
live. Furthermore, our goal is to help protect the values of the homes in Waterbrook by enforcing sound rules and regulations regarding upkeep, maintenance, and appearance.
Our Functions
The ACC reviews proposed plans and specifications submitted by the homeowner
regarding exterior alterations (including color), additions, structural changes,
and accessory structures. Some examples of property alterations which would
require approval by the ACC are:

The Process
For changes, complete and submit a Waterbrook Homeowner’s Association Architectural Control Committee Application. Along with the form, include the following information, if appropriate:
A plan check fee is required to cover the administrative costs of reviewing submitted proposals. A fee of $40.00 will be charged for the application process. However, a fee of $100.00 will be charged for major structural additions. Please refer to Section 8 of Article XIV of the CCR document for more detailed information.
1. The homeowner ACC request will be submitted through TownSq or the customer service email @ customerservice@embmanagement.com. Requests will be saved and organized by “unit” number.
2. All ACC requests will be sent to the Waterbrook ACC so they can review and either approve or deny the request. Homeowners will pay the fee for the ACC request and Management will then send out letters as needed when the request has been approved or denied.
3. A homeowner excel spreadsheet will be provided to the ACC Committee during their walks where they can take notes on any issues they see and send it back to EMB Management for violations to be sent out.
Within thirty days or sooner the Committee will approve or disapprove the proposed structure. Section 9 of Article XIV of the CCR document discusses the evaluation standards.
If you receive a letter that you are out of compliance for one of the reasons (or other) given above, please take immediate action.
If homeowners do not follow this process or do not comply with notification of non-compliance, action will be taken.
